These Terms and Conditions govern the access, use and booking of the accommodation Villa Ria Alvor – Swimming Pool & Jacuzzi, located in Alvor, Portugal (hereinafter “Villa Ria Alvor” or “the accommodation”).
By making a reservation, the guest decinícioes that they have read, understood and fully accept these Terms and Conditions.
1. Purpose

2. Bookings
2.1 Booking Process
Bookings may be made:

- Through external platforms (e.g., Booking.com, Airbnb)
- By telephone or email
2.2 Confirmation
A booking is considered confirmed after:
- Receipt of a confirmation email
- Initial payment, when applicable
- Acceptance of these Terms and Conditions
2.3 Arrival Information
The guest must inform the accommodation in advance of their arrival time using:
- The Special Requests box at the time of booking
Or direct contact using the details provided in the confirmation
3. Payments
3.1 Payment Methods
Payments may be made by:
- Credit/debit card
- Bank transfer
- Payment platforms of OTAs
3.2 Security Deposit
A security deposit of up to €1,000 may be requested to cover damages, breaches or improper use.
The deposit will be refunded after inspection of the accommodation.
4. Cancellations and Refunds
Cancellation conditions depend on:
- The policy selected at the time of booking
- The platform used (website, Booking.com, Airbnb, etc.)
The guest must consult the policy applicable to their reservation.
5. Check‑in and Check‑out
- 5.1 Schedule
Check‑in: from 17:30 to 21:00 - Check‑out: from 06:30 to 09:30
5.2 Identification
All guests must present valid identification for legal purposes, including mandatory communication to SEF/AIMA.
6. Use of the Accommodation
6.1 General Rules
The guest agrees to:
Use the accommodation responsibly
- Respect safety rules
- Avoid excessive noise
- Not damage furniture, equipment or facilities
- Comply with hygiene and coexistence rules
6.2 Animals
Pets are not allowed.
6.3 Parties Prohibited
The following are not permitted:
- Hen or stag parties
- Noisy events
- Parties or gatherings exceeding the accommodation’s capacity
6.4 Maximum Capacity
The number of guests may not exceed the number indicated in the booking.
7. Facilities, Equipment and Additional Costs
7.1 Facilities Included in the Price
The reservation price includes:
- Outdoor swimming pool
- Gym
- Games room
- Free private parking
- Baby cot (upon request)
- Wired internet (in some rooms)
7.2 Facilities with Additional Cost
The following services and equipment have an extra cost, not included in the base price:
- Pool heating
- Indoor jacuzzi
- Sauna
- Turkish bath
- Massages
The guest must request prices at the time of booking.
Use of these services is subject to availability and prior confirmation.
8. Children and Beds Policy
8.1 Children
All children are welcome
Children aged 3 or older are charged the adult rate
8.2 Baby Cots
Ages 0–2: free baby cot, upon request
Subject to availability
Number of cots allowed depends on the accommodation type
8.3 Extra Beds
No extra beds are available.
9. Damages and Responsibilities
9.1 Damages Caused by the Guest
If the guest causes damage to the accommodation during their stay, a payment of up to €1,000 may be requested, in accordance with the applicable damage conditions.
9.2 Responsibility of Villa Ria Alvor
Villa Ria Alvor is not responsible for:
- Loss, theft or damage to personal belongings
- Temporary interruptions of external services (water, electricity, internet)
- Accidents resulting from improper use of facilities
- Situations of force majeure
10. Intellectual Property
All website content (texts, images, descriptions, logos, design) is the property of Villa Ria Alvor and may not be used without prior authorisation.
11. Data Protection
The processing of personal data is regulated by:
- The Privacy Policy
- The Cookies Policy
12. Amendments to the Terms and Conditions
Villa Ria Alvor may update these Terms at any time.
Changes take effect upon publication on the website.
13. Applicable Law and Dispute Resolution
Portuguese law applies.
In case of dispute, Portuguese courts have jurisdiction.
